What types of properties do you purchase?

Currently, our property criteria is a residential 1-4 unit property that has at least 1,200 square feet and 2 bedrooms, 2 baths. This includes single family homes, townhomes, duplexes, triplexes, quadplexes. Even if the proeprty is vacant, has tenents, or needs repairs or a remodel, we'll still consider evaluating you property! Fill out our offer request form.

Do I have to sign anything to get an initial offer?

You may be required to sign a property access form before we, or our contractor, does an initial walkthrough of your property.

How long does it take to get an initial offer?

We aim for 5-7 business days to get an initial offer after filling out our offer request form. But in short, it depends on your schedule, our schedule, and our contractor's schedule. Also, nuances regrading your specific situation and the property's conditions may delay getting an initial offer.

What makes Kottage different from a traditional sale?

The traditional sale is much more involves and less convent. It involves signing a contract with an agent (usually 6 months in length), and then preparing (cleaning, repairing, staging) your home for open houses and the normal selling process. This also involves paying the agent a 5-6% commission and likely dealing with lenders and their strict requirements.

However, with our Home Helper Program, you can enjoy getting an all-cash offer, having a discrete off-market sale, selling the proeprty as-is, all without having to be stuck with an agent for 6 months and paying an agent commissions at closing.

Do I have to provide photos or videos of the property?

No, we have our contractor do this for us. before giving you an initial offer. However, if you are able to provide us ample amount of photos and videos of the property, we'll be better equipped to give you a more confident an initial offer and may be able to give an offer more quickly.

What if my proeprty does not qualify?
